And we don’t ask you to sign a time bound contract giving you complete peace of mind.

Our viewing specialists are highly experienced. They are there to show prospective buyers around your property. The agent is the one who will handle all feedback, objections, offers etc and they are the skilled negotiators.

The cheapest estate agent is the one who achieves the highest price for your property, not the one who charges the lowest fee.

We charge a little differently…

When selecting an agent to act on your behalf, you are actually ’employing’ someone to help you move… so they should be paid on performance… with the option of a performance bonus to keep them highly motivated! Never choose an agent who isn’t paid on performance.

1%+VAT up to and including the agreed ‘home report value’ then 10%+VAT on any amount achieved OVER the target price. No sale, no sales fee, and no contract. (E.g £100 for every thousand achieved above the home report valuation price). There is a minimum fee £2,000 + VAT for homes below £200,000.

No. Like anything, there will always be cheaper options if you shop around long enough.

Cheap agents are very unlikely to be able to afford to invest in the level of property marketing and training required to achieve you a remarkable outcome.

Our fee to help is related to the value we deliver and is based on a performance basis. The better we do, the better we are paid. That’s how it should be. Just like incentivising an employee.

Steer clear of cheap, low fee or fixed fee estate agents and remember, if they can’t negotiate themselves a fair fee, how will they negotiate you the highest price.

When it comes to estate agents, the cheapest agent is the one who achieves you the highest price for your property, not the one who is prepared to charge the cheapest fee.

Be careful not to squeeze your agent too much on the fee. You run the risk of your property becoming the lowest earning fee on their books and it won’t get much attention.

On average, we achieve our clients 4% more compared to the patch average.

Be very careful of budget estate agencies. Rightmove report that 55% of sellers end up having to change estate agents because they made the wrong decision in the first place, usually due to fee. This costs sellers millions on wasted time and money, resulting in a reduced sale price.
